
在新西兰,无论是房东还是租客,都有一些可能你不太了解的权力。
今天就让意腾学姐为留学生租客科普一下,在新西兰租房的双方都能做些什么,不能做什么。
房东不能做什么

ask for more than 4 weeks’ rent as bond
1.要租客付出超过四周的租金作为押金。
ask for more than 2 weeks’ rent in advance, orask for rent to be paid before it is due
2.要求租客预付多于两周的租金,或者在没到租金应付日期的时候要求租客支付租金。
inspect the property more than once in every4 weeks, except to check on work they’veasked the tenant to do to remedy a breach ofthe Tenancy Agreement
3.四周内最多只能进行一次房屋检查,除非是检查租客为解决违反租约合同的修复工作。
interfere with the tenant’s peace, comfort andprivacy
4.干扰租客安宁、舒适和隐私的生活。
interfere with the supply of gas, water,electricity or telephone unless to avoid dangeror to enable maintenance or repairs
5.干扰租客煤气、水、电或电话服务的供应,除非是为了避免危险或者是为了进行维修。

unreasonably refuse to allow a tenant to putup fixtures such as shelves
6.不能不合理的拒绝租客设置如置物架之类的固定物。
change the locks unless the tenant agrees
7.除非租客同意,否则房东不能更换门锁。
房东必须做什么

sign a Tenancy Agreement and give the tenanta copy
1.签署租房合同,并且一式两份,让租客也能保留一份。
send any bond money, including partpayments, to the Ministry of Business,Innovation and Employment within 23working days and give the tenant a receipt forany payment that is made
2.为租客出具押金收据;并在收到押金的23个工作日内,将押金上交至商业、创新和就业部的押金系统中。

make sure the property is clean and tidybefore the tenant moves in
3.在租客搬入房产之前,保证房屋处于干净整洁的状态。
make sure all the locks work and the propertyis reasonably secure
4.确保房屋中所有的门锁都在可以工作的状态,并且确保房产本身也是相对安全的。
maintain the property and do any necessaryrepairs
5.维护房屋,并且进行必要的维修。
(遭遇房子漏水,窗户关不严的租客赶紧联系房东进行维修吧。)

ensure the plumbing, electrical wiring and thestructure of the building is safe and working
6.确保房屋内部的水电管线与房屋结构处于安全的工作状态。
provide adequate water collection andstorage for premises without reticulatedwater supply
7.如果房产没有自来水,房东则需要为租客提供必要的集水和储水设施。
write and tell the tenant at least 60 daysbefore they put the rent up
8.如果房东计划涨租,则需要提前60天书面通知租客涨租计划。
这里还需要注意的是,租客刚搬入或上次涨租期间必须间隔180天以上。(也就是一年最多涨租两次)。
The rent cannot be increased more than once every 180 days (about 6 months) from either the start of the tenancy or the last rent increase.
